Over the three months ending June 2026, the city’s median sale price was approximately $3.75 million, according to Redfin, while the median sale price per square foot reached roughly $1,660. Homes were taking longer to sell than a year earlier, reflecting a market in which buyers have become more selective.

That is an important distinction.

Luxury real estate doesn’t always move in the same direction as the broader housing market.

Mortgage rates matter, but many ultra-luxury transactions involve substantial cash. At the highest end, buyers are often evaluating wealth preservation, lifestyle, privacy and scarcity as much as monthly mortgage payments.

In Newport Beach, the most irreplaceable asset may simply be location.

You can renovate a house.

You cannot manufacture another stretch of Newport Harbor or another oceanfront bluff.

NEWPORT COAST: LUXURY ABOVE THE PACIFIC

Drive south along the coast and the landscape begins climbing dramatically above the ocean.

This is Newport Coast, home to some of Southern California’s most prestigious gated communities and estate properties.

Communities around Crystal Cove and Pelican Hill offer a different version of coastal living from the harbor below: larger estates, privacy, security and sweeping views extending across the Pacific.

Current asking prices illustrate just how rare this market has become. Realtor.com data through May 2026 showed a median listing price of approximately $12.25 million in Newport Coast, while Crystal Cove’s median listing price was approximately $24.9 million.

Those numbers can move dramatically from month to month because relatively few properties trade in ultra-luxury neighborhoods.

Crystal Cove is a perfect example. Redfin reported a three-month median sale price of approximately $24.7 million through June, but only a handful of transactions were involved.

In markets this exclusive, one extraordinary estate can significantly move the statistics.

The more important story is scarcity.

Ocean views, gated security, architectural quality and limited opportunities for new construction create a combination that is extremely difficult to reproduce.

CORONA DEL MAR: THE VILLAGE BY THE SEA

If Newport Coast represents grand estates and panoramic views, Corona del Mar offers something different.

The neighborhood combines beautiful residences with beaches, restaurants, boutiques and a walkable village atmosphere.

That combination has helped make Corona del Mar one of Newport Beach’s most recognizable luxury communities.

As of June 2026, Realtor.com reported a median listing price of approximately $4.65 million and a median sold price of approximately $4.2 million in Corona del Mar. The median price per square foot was about $2,197.

But averages only tell part of the story.

Ocean-view and exceptionally positioned residences can command substantially higher prices.

For luxury buyers, Corona del Mar offers something increasingly valuable:

That demonstrates why Newport Beach cannot be understood as one single real estate market.

A condominium, village home, ocean-view estate and harbor-front compound may all carry a Newport Beach address while appealing to completely different buyers.

Other coastal Orange County market tracking shows an even more pronounced difference at the highest price points. June closing data reported by Realatrends put Newport Coast’s median at roughly $7.63 million with approximately 90 days on market, compared with 43 days for Newport Beach overall and 71 days in Corona del Mar.

This is creating an interesting environment.

Sellers still possess extremely valuable and scarce properties.

But buyers have become more willing to wait.

They are examining condition, architecture, views and pricing carefully.

A spectacular turnkey home in an exceptional location may attract significant attention.

An aggressively priced property requiring major renovation can face a very different reception.

For sophisticated buyers, that creates opportunities to negotiate that were harder to find during the frenzy of previous years.
